Having worked in email queues, filters are nowhere near good enough. Nothing is more infuriating than wasting hours on bounces.

I've worked email queues. The customer's account will be full of auto-responders and it'll be impossible to find the real communications.

Having managed email queues, the no reply email is essential, because everyone and their uncle uses auto replies. That said, I'm all for including a real email address somewhere so a user can reply.

Wow, 4 people in 1975-1976 made over 90k in todays dollars and still declared bankruptcy and dissolved their student loans.

The report doesn't say why those 4 specifically went bankrupt, but does talk about some issues affecting these people. Injury, large business losses. Guess we better ban anybody from dissolving student loans!

Indeed. Except you have every right to know all the fees at that time. You can include those in your offer to the seller. Or even say the seller assumes all the fees. This is part of the negotiation because you're the one making the offer.

Earnest money is used when you've already made an offer. How do you make an offer while not including the cost of the fees in the sale? That sounds like poor negotiation.
