If you want to help solve this problem and you live in NYC, consider joining Open New York, a housing supply advocacy group!

Nelkins··on Americans are retiring to Vietnam, for healthcare and standard of living (2019)
Anecdotal, but I have seen this trend also. My sister-in-law is Vietnamese and this is the plan my brother and I have for our folks if finances get tight. The cost of living is just so much lower there, especially when compared with a HCOL coastal metro.
Nelkins··on Cruise is opening driverless cars to the public in San Francisco
I would love to see these in more rural areas without great transit options. I would love to be able to take a driverless car to and from a bar when there isn't population density to support many taxis.

Nelkins··on The carpetbagger’s guide to home ownership
This is absolutely wrong. Pretty much every single piece of evidence we have shows that zoning has a massively impactful effect on the supply of housing. Similarly, the vast majority of studies looking at the issue show that induced demand doesn't occur for housing (that is, adding housing supply does lower prices, rather than simply causing people to consume more).

With regard to NYC, even though it has added around 250-300K housing units over the past fifteen years or so, it has added around three times that in jobs. If housing supply isn't increasing in line with people, you will see increases in prices.

Nelkins··on Whistleblower to Congress: Facebook products harm kids and democracy
> Haugen will urge lawmakers to take action to rein in Facebook, because, she says, it won't do so on its own. "The company's leadership knows ways to make Facebook and Instagram safer and won't make the necessary changes because they have put their immense profits before people," she will say.

Very curious to hear what those necessary changes are.

Nelkins··on .NET NanoFramework
In the .NET embedded space there's also Meadow from Wilderness Labs (which is based on Mono, as opposed to NanoFramework which is a rework of MicroFramework[0]).

There was (semi) recently a "dev day" for Meadow which I found super interesting[1]. The founder of Wilderness Labs has also been doing a bit of streaming on Twitch[2].

They also have some great docs if you're interested in learning about electronics in general[3].

Nelkins··on Poll: Switching from WhatsApp
Is there an easy way to export ALL data (voice notes, photos, video, and text) from WhatsApp? Last time I tried to do it there was a 10K message limit (which I have significantly exceeded). And I saw some tool to try and get access to the Google Drive backup[0], but I couldn't get it working properly.

[0] Something like this https://github.com/fingersonfire/Whatsapp-Xtract , although I can't recall if it was that exact one.

Nelkins··on Average Rent in San Francisco Has Dropped $1k This Year
This is absolutely false. Every three years, by law, NYC does a housing and vacancy survey of tens of thousands of apartments (the most recent survey was in 2017). The raw data is here[0], and selected findings are here[1]. You can see in in the selected findings that the vacancy rate in NYC in 2017 was 3.63%, which is INCREDIBLY low. A "healthy" vacancy rate is closer to 7% or 8%[2].

Nelkins··on Surplus Extraction
High housing prices are mostly explained by lack of housing. Here's one good article on the subject, specifically written to address the arguments of people who are skeptical of this claim:

Nelkins··on Airbnb’s Stunning IPO
As someone whose main exposure to stocks is investing via retirement accounts, can someone explain if they're really leaving $4 billion on the table? Can't they just issue/sell more stock to drive down the price to their originally targeted price? Or is that some kind of breach of fiduciary duty (or something else)?
