Here's an example to explain jeonse. An apartment might have a purchase price of $500k and a jeonse "rental" price of $300k. If you rent under jeonse, you pay this $300k deposit to move into the apartment and you get it back fully when the lease expires. You could also pay monthly rent for $2k a month if you choose to rent on a monthly basis with low deposit.

Tenants like to rent under jeonse because it feels like free rent. The reality is that many tenants need to take out loans to make the jeonse deposit amount. Landlords make more with monthly rent because $2k of monthly rent is a higher return than you can make than receiving a $300k lump some to invest over the two year contract.

The reason why landlords rent under jeonse usually becomes they are really betting on property price appreciation. For the landlord to buy a $500k apartment, they only need to come up with $200k. They can use the $300k jeonse for the rest. When real estate prices increase, things go well. The apartment price appreciates to $800k and 2 years later, they can increase the jeonse price from $300k to $500k. Now you have $200k in extra cash to invest in your next property.

The opposite happens when real estate prices go down as they have been for the past 6-12 months. A landlord rented their property for $300k jeonse but now that prices have depreciated, they can only receive $200k on the market. When the current tenant's lease expires, they are supposed to get the $300k back but the landlord doesn't have this amount available in cash. They need to find a new renter and get money from them first.

With low interest rates, people could afford high jeonse amounts. These high jeonse amounts would lead to properties appreciating even more which would lead to even higher jeonse amounts. Now, interest rates are rising and you see cases like these.

I think it's also about how you don't need the front of house elements for a delivery order. No need for extra real estate for tables, wait staff, etc. All you need is a kitchen, someone to cook the food and the ingredients.

We don't have much experience with the program yet. We arrived in SF this morning and the first dinner ended about an hour ago.

There are some stressful aspects to building a business in SK and being in the Bay Area. 2/3 of our team will remain in Seoul while we are here. Relocating to a new area for 3 or 4 months poses its difficulties.

Despite that, we applied to YC for a reason and believe it will pay off. YC's network is great and the feedback so far has given us clarity as to what we should focus on. On a day to day basis, we plan on matching our hours with Seoul and will have Google Hangouts up to communicate better. We also brought office phones (VOIP) so we can continue to handle customer care as well as cleaner phone on boarding so we can continue to have a good grasp on what our customers want.

I will probably be able to offer more insights after a bit more experience in the program.

I believe high quality is key. We have been able to receive high reviews from our customers even though we offer little hands on training. In April, our average review was 4.6 out of 5. We are also rolling out an insurance product that is not widely offered in Korea at the moment.

Depends on your definition of low. In Korea, the minimum wage is around $6 while we pay $10 and up to $13 for empty homes.

I can't answer your question but I don't think sushi is just fish over rice.

I just came back from Tokyo where I visited several highly regarded sushi restaurants. Rice and especially the temperature for which it's served is highly important. I ate a chirashi bowl and while the fish on top was excellent, I was actually more impressed with the rice. I also like how there's that perfect balance. The chef makes a piece of nigiri and you put it in your mouth. No need for extra soy sauce or wasabi. The fish melts in your mouth. On one day, I went to an excellent restaurant for sushi at lunch and didn't have plans for dinner so I stopped into a kaiten (conveyer belt) sushi place. I left after eating 2 plates (4 pieces). I had eaten at this kaizen place before and enjoyed it but after having a great experience for lunch, I just couldn't do it.

Not surprised. Had a terrible experience with FlightCar. They didn't damage my car but I rented one. Arrived at the airport after a 13 hour flight, went to FlightCar, they said the car I was supposed to rent didn't come in. Told me they would refund me, reimburse me for a rental but in the end, they didn't reimburse me. Will never use them again.

I came up with this concept because I noticed I was getting satisfaction from receiving likes on my posts but was sharing less and less because I didn't want my friends thinking, "yet another food photo."

Yes, your posts get shared to everyone but your friends. If you have friends of friends on the service, you will see a feed of just that group.

We currently use Facebook to build the social graph so if you become friends on Facebook, that person would be filtered out. Later, we plan on supplementing this with the address book as well.

I live in Korea and house cleaning is a really common service. Around $40 for 4 hours and $70 for 8 hours.

Perhaps there would be a great opportunity for someone in Korea to start an Uber for house cleaning since all you have to do is create an app and send additional business to the existing cleaning services.
