This is actually not true. A proper deed, signed by the seller and presented to the buyer, is enough to transfer ownership of land. The reason it gets recorded is so that it's easier for you to prove, and it's possible to get title insurance. However, it is entirely legal, and binding, to transfer property without recording the deed.

Small nitpick but this is not how deeds work, at least not in the US. In the US the seller provides you with a deed. The government simply records it, and the title company insures it based on their research of the chain of title. The government doesn't issue deeds unless they are the seller or grantor of the land.

The short answer is it doesn't, it just dials 911.

Way, way back in the day when dial-up was a thing, I worked at a company that had an automated system that called a large bank of test numbers to make sure they were still working. This system ran 24/7. It required you to put in the numbers as <areacode>-<number> without a prefixed 1. The code would add the 1 automatically. Because it operated in a lab inside of our phone system, it dialed 9 to dial out. Well, at some point someone had to reconfigure this system and I guess thought it would be good to add a 1 before each # in the configuration.

This resulted in thousands of 911 calls being made to our local call center. We had accidentally created a 911 war-dialer.

The moral of this story is don't dial 9 to get an external line. You're literally a keystroke away from calling 911 every single day.

The difference, I think, is that your car can still run on today's gas. The update cycle for modern electronics is planned obsolescence and therefore forces you to participate in the incremental updates. If you don't, eventually all your favorite software will stop working, especially if it is cloud connected.

If you were doing research that led to a global pandemic that killed millions of people, would you then publish your results? I have a feeling that might not have the effect of showing you're "good for the next one."

Obviously the lack of evidence isn't proof that this happened, but I also don't think it's safe to say that it's proof it didn't.

As someone with significant skydiving experience, good luck doing any of these things your first time out of a plane. Chances are you'll end up on your back, spinning out of control. If you are lucky you'll end up on your belly, spinning out of control.

If you want to learn how to do any of these things, go to your local wind tunnel and practice. Without that practice, you should just enjoy the minute or so of spectacular views before you go splat.

Also, even with that experience, you'll probably go splat. Best case your aorta will disconnect and you'll bleed out after a few seconds. This is common even when people are stopped by the harness (e.g. by hitting trees). Human body just wasn't designed to accelerate (decelerate) that quickly.

There are actually a lot of good and decent people there, including children. People that have hopes and dreams for a better life. People who, if given the chance, would love nothing more than to raise their children in a peaceful country with all of the things you take for granted in your industrialized country.

That isn't a naive and stupid question, it's a heartless and insensitive one. Just because they can't make you an iPhone doesn't mean they should be left for dead.

Maybe for ground meat, but beef for example is priced higher according to it's fat content. For example prime is higher in fat and in price than choice, and wagyu is prized for it's high fat content. The fattiest red meat, A5 wagyu, is upwards of $100/lb.

So don't sell. Rent the house, take the income and move on. I'm building house #8 right now and the rent from the other homes (some of which are now paid off) provides an income to my family that would keep them housed and fed should something happen to me.

Of course, you have to consider this when you buy because many homes are terrible investments. If you come in with the view that you're buying what will eventually be an investment property you'll make better buying decisions.

It only applies to investment property. If you own your home the first 250-500k of capital gains is exempt depending on your filing status. 1031 exchanges are a decent amount of work and have some additional requirements (it's not really for house flipping). They are also a tax deferral strategy. The tax eventually comes due.

It's unlimited opportunity loss. If you sell at say $100 and it goes to $1000 while you're in cash, you "lost" $900 vs your original position. However if you hold at $100 and buy a put for $2 that hedges you, you can still participate in the upside while limiting your downside. Also, downside risk has been historically undervalued (this may be changing though) which is why tail risk funds exist.

What I found interesting about this article is that it isn't based on a correlation of outcomes and vitamin D like most other results are. It's actually looking at potential mechanisms and vitamin D is coming up as a candidate.

You must have a very old loan or not be in the US, because prepayment penalties aren't legal anymore on US residential loans. Also, what I mean was paying all the interest for the lifetime of the loan. That would be significantly more than the principal balance and prepayment penalty.

Except the loan was paid including all interest for the lifetime of the loan. If you prepaid your mortgage that way, even on purpose, your bank would owe you a good portion of your money back.

No, but they also wouldn't be that effective at taxing wealthy people that would structure their wealth to avoid the tax. That's the issue. You either lower the limit to the point where you capture the upper middle class, or you don't get any revenue because wealthy people can avoid the tax entirely.

This. What all of these taxes accomplish is preventing people from becoming wealthy. In this way it benefits the people that are already wealthy by making it that much harder to climb the wealth ladder. Many of the tax increases on the "rich" really just tax the upper middle class and do nothing to tax people that are actually wealthy.

If you want to tax the wealthy, then simplify the tax code and remove loopholes and deductions. Leave rates alone.

That's exactly what they did though[0]. They offered a 20% discount if you use the Epic payment system on iOS, and continued to offer items at the normal price through Apple's payment system. This is what got them kicked off of the app store.

Yes, but in this case Epic gave this decision to the customer. They could pay more and use Apple's payment rails. Apple killed it, which is what Epic needed to prove consumer harm.

This is going to be a very interesting case.
