> property management company is so cheap

5-10% of gross scheduled rents is cheap? Maybe if your market allows you to collect a huge amount of surplus, then that could be true. I would expect a large portion of small property owners became accidental landlords when they ended up with an extra house, and are just hoping to break even on the cash flow, and banking on equity accumulation and capital appreciation to make the whole enterprise worthwhile. Paying a property manager puts that at risk.

In terms of taxes and accounting... You are going to have a hard time. If your solution isn't complete, then users will end up having to maintain their alternative solutions. And if they do that, then they will just stop bothering to enter that data in your app. Maybe there is some balance where a person with a property management role could enter daily expenses and another user with a bookkeeping role could export or link that data into the actual accounting program?

Things that a first time casual landlord may not have dealt with yet:

  - Depreciation schedules
  - handling bounced payments
  - recording capital improvements
  - asset accounts in general
  - splits for expenses
  - bank and credit card reconciliations
  - handling other charges(pet fees, utilities)
  - security deposit accounts
  - billing expenses back to tenants

Or maybe focus on the CRM stuff instead of the accounting stuff. Like I mentioned, I use sugarcrm, but it is way more than a casual landlord needs. And by default it is tuned to a sales organization. However, keeping all my tenants, prospective tenants, and properties as "accounts" and being able to log calls, meetings, create cases etc are invaluable.

15min review signed up to the free plan

Even if I only had one property, the free plan would be useless. If all I can do is record my tenant's contact details, and the name of my property, then I could have a better experience with a post-it note. No tasks and no expenses, and no payment records. Why would ever visit this site again?

The lease feature. I actually expected this would be some kind of lease template feature. Why would I bother uploading my externally prepared lease here? I need to keep dozens of documents for my tenants. Rental applications, credit reports, ID, pay stubs. If all this lease does is record the amount and dates, then I'll prefer the post-it.

Security. No way any serious user would give money to a site that is not using SSL. I hear certs are free now with LetsEncrypt. No excuse for plaintext authentication.

I guess I'll check it out. Not having expense tracking in the demo account is a bummer. That's the kind of thing that a buyer would care about. Actually, without expense tracking, its hard to imagine what the product does. Contacts/Calendar? google apps. Document storage? Dropbox/google drive. CRM? SugarCRM(This was state of the art 10 yrs ago, I'm not hip to what people use today) Bookkeeping? Quickbooks (again it was state of art at the time, but maybe today there are better ones)

I understand that $10 is a pretty cheap to test out the features, but whenever I need to put real payments into something, it changes from "sign up right away and kick the tires" to "put it on the list of tools to eval becuase now I need to schedule time to review this"

> In the old days, people paid for cable TV so they could avoid ads. Now you pay for cable and get ads too.

Cable TV was invented to distribute tv to areas where antenna reception was not possible. It was just regular channels rebroadcast with the same commercials. Superstaions emerged like TBS that were once local channels but now became regional and then national cable channels. Still with commercials. Premium channels like HBO and showtime were the only commercial free stations and you paid extra for them.

AjithAntony··on The State of Robo Advisors – Personal Financial Advisors as a Service
> If they are so good at making money from money, why do they need to solicit my money?

You mean the VC's? Because the strategies of these conservative robo advisors is far from the kind of expected return that a VC wants.

You mean the customers? Why pay anybody to manage a stock portfolio? Each one has a slightly different value proposition, but in the end, it is just easier. It is valuable to some people. Just like paying anybody else for a service.

> Is there a 0-cost Robo Advisor

Wisebanyan is going with a "free" service and upselling extras. I don't forsee it going well unless their costs are actually low. I do have an account with them and 4 other robos.

> (that actually produces real returns) in existence?

You mean for the VCs? dunno.

For customers? Of course. Most are just index funds. If the market is up then they all had real returns. Did you mean real returns in excess of some alternative? Depends on the alternative.

AjithAntony··on Sunscreen Ingredient Damages Coral Reefs
summary:

> Not only did the study determine that a tiny amount of sunscreen is all it takes to begin damaging the delicate corals — the equivalent of a drop of water in a half-dozen Olympic-sized swimming pools — it documented three different ways that the ingredient oxybenzone breaks the coral down, robbing it of life-giving nutrients and turning it ghostly white.

AjithAntony··on On Tinder, Off Sex
Yeah, how many times do we see tv and movies portray characters who report to not have had sex for "weeks" or "months" to be in a "dry spell" or as a "loser", or in need of some kind of sexual intervention.

The only time I've ever heard the media use "years" as the unit of time between sexual encounters is when the characters are enumerating the motivations for suing for divorces.

AjithAntony··on 62% of Americans Have Under $1,000 in Savings, Survey Finds
Long term fixed rate? Why bother paying early. Interest rates must rise eventually. If even if they don't the future dollars are much cheaper anyway becuase inflation won't stop. In real terms, your interest rate goes down every year, to the point where is can reach 0 or negative. Locking the money in the house means opportunity costs to take advantage higher rates later.
AjithAntony··on 62% of Americans Have Under $1,000 in Savings, Survey Finds
Investigate the "robo advisors" like betterment and wealthfront. You are exactly their target audience. You can safely ignore the general FUD you will read about their fees. The people writing that it costs too much are far more sophisticated than you and have traded a great deal of their time researching investing to be able to invest "cheaper" on their own. If you are extremely price sensitive, then you should look at wisebanyan which is "free", or use a referral link to join wealthfront to get the first $15k managed "free".

In fact they are probably better off in checking because a lot of banks offer ridiculous benefits like high interest on checking in exchange for swiping your debit card 5-12 times a month.

I was skeptical until i saw the picture. If there was no other context it looks pretty suspicious. If you left this thing unattended at bus stop you bet there would be a bomb squad on it.

But now that we are all familiar with pencil box clocks, one could easily mimic this design for a real bomb. A block of c4 would work nicely as the transformer core.

I think he's suggesting that you happen to actually know the right password, and will attempt to enter it after the failed keepass attempt? But then, if you know the right password, you could also visually inspect the keepass data to know it was wrong.
