Thanks for the tip, just checked it out. I prefer the aesthetics of the current one better. Paper CSS looks like a kid drew those elements. This one has the hand-drawn look of a more professional hand.

It's one of the best uses of your time. No one is going to notice your papercut bugfixes. There's a good chance that the bug-fix itself will be deleted in a few months with the rest of the code.

However, a written artifact of your technical thinking and contributions with your name on it will outlast probably even the company.

These things matter. Unfortunately there's so much garbage self-promotion nowadays through Linkedin and other platforms that the pendulum has swung in the other direction for people with actual skills and expertise.

I was referring to common sense :)

In real estate brokers typically get around 2.5%, so even if they find a buyer that is ready to pay 100K more, it's only $2500 extra (so probably $1500 after taxes). It's not a lot of money esp if they can invest that time and energy in parallelizing other deals. Time is of the essence in such transactions.

And then of course a Buyer side agent's incentives are aligned exactly opposite to the buyer, but even if they would want to push for an early transaction above anything else.

In what way were their interests aligned with yours? (this is not a snarky question. usually in real estate their interest is to make the deal happen asap, which doesn't align fully with your interests)

I am not sure that is the case. Or at least there is no natural law that would mandate this. And why is it less of a problem in say, India? In India, big cities see massive growth in terms of number of livable units built. They don't have the NIMBY culture of the US or the oppressive zoning restrictions, and many more people can aspire to own a flat by the time they are in the late 30s or 40s.

I think most people people would be fine if they knew they would be afford to buy in their 40s. But I don't see that happening for a lot more of the Zoomer generation.

Yes, but thanks to leverage you have effectively created higher returns for your retirement portfolio than you would have been able to without the leverage.

Not only that, it has better terms than a leveraged loan, since you can't get margin called! As long as you are making your mortgage payments you can't be foreclosed even if the value of the underlying property has plummeted.

No, it's the other way round. Wanting a place you can call your own is a basic fundamental human desire. It's the insanity of the world today that such a basic thing is viewed as a luxury and people engage in semantic gymnastics to justify permanent renting.

What age is reasonable? Okay, maybe not 30s. How about 40s? The way we are headed most GenZs are not going to have enough to be able to afford a house in their 40s or even 50s.

what sort of software were you selling? Was it an app that is priced under 10 bucks? That would be very different from some enterprise software costing $500.

The software on that sheet of glass actually automatically capitalizes the first letter of every sentence. You have to go out of your way to produce the sort of text you see in sama's tweets. That's what makes it so egregious.

DDG massively oversells their own contribution to the search results.

If you look at their marketing material, they claim to "use a variety of sources, 500+ to bring you your search results". This is of course technically correct, but the truth is they are a relatively thin wrapper on Bing results.

So yes, I'd claim it is a form of deception.
