complianceowl··on Show HN: I combined spaced repetition with emails so you can remember anything
What the --

This is such a great idea! I've had this same problem for as long as I can remember, and I feel like most intellectually-oriented folks have this same problem, as well.

My work firewall blocked the site, but I will check this out later :)

complianceowl··on Scientific American's departing editor and the politicization of science
Why is it that people can't wrap their head around the "Facts don't care about your feelings." slogan? I don't agree with everything that movement says, but that slogan means exactly what it's saying; the problem is what everyone like yourself adds to it. What you are adding has originated and lives in your mind, and you project it onto something that has nothing to do with your thought that you are projecting.

The slogan is directed at fragile liberals who would rather yell like a toddler at a town hall meeting than have an informed discussion centered around facts. You can try and broaden that statement all you want to pull in other topics, but that slogan says nothing about having a disregard for how facts are interpreted OR presented.

It goes without saying that facts can be subject to multiple interpretations. I think people need to be more honest about what you're really saying: you don't like conservatives and you distorted a basic phrase as you gaslit a group of people and accused that group of doing what you yourself just did.

complianceowl··on Launch HN: Modern Realty (YC S24) – AI Real Estate Agent for Home Buyers
Definitely. I am going to hire an attorney ($650), property inspector ($500), and title company ($1,200), and that is about it.

I've purchased two homes and I'm confident I can handle the paper work involved. I mean, most of the paper work is the attorney's and title company's anyway. The realtor is basically inserting himself in between those companies and then relaying that information to the client. In my case, my realtor was copied on all communications, but that is it. I was the one producing all the documentation, signing agreements, reading reports, following up on inspections, etc.

And I had one of the top Keller Williams agents in my state. The guy is known by everyone.

I can't make sense of paying someone $20,000 to say, "Let me know if you have any questions about the inspection report"; or to tell me, "I wouldn't buy this. There's moisture in the basement. There's a leak in the ceiling. The patio is not level." etc. I'm knowledgeable enough to see things like this, and if not, my inspector will educate me on it and identify issues.

complianceowl··on Launch HN: Modern Realty (YC S24) – AI Real Estate Agent for Home Buyers
The biggest contribution my realtor made was good negotiation, but even that cannot be confirmed. Why? Because I never spoke to the sellers directly. For all I know, I was their only offer and they were just holding off to see if anything else would come through.

When I sell my current home, the realtor commission would be around $20,000. That's $20,000 cash equity that is taken out of my hands. When I did this simple calculation, that's when beyond the shadow of a doubt, I knew I would not be using a relator -- I don't care how much of a headache it could be. I'm keepin' that $20K.

complianceowl··on Are we living in the age of info-determinism?
"truth doesn't exist" -- except for that truth statement you just made? If no truth can exist, then why are you making a truth statement?

Truth does exist. And the ultimate truth is Christ. Yes, those words ring as ignorance to most, but just like we are forced to reckon with gravity and the laws of physics, we all will one day reckon with the ultimate truth.

But it is not my job to compel anyone to believe this. I just find it fascinating that non-believers will believe in magic, ghosts, simulations, aliens, evolution, but that a Creator that exists outside of time, space, and matter created this universe? Nah, that's ignorant religious thinking.

complianceowl··on Lewis Lapham has died
Wrong, bubba -- and as someone who works in the legal profession, your understanding of the term "bad faith" is flawed.

What you refer to as "painfully obvious" is in reality a construct that was born, and continues to live, in your highly ideological, Leftist radicalized mind. Both sides accuse each other's candidate, every four years, of plotting to perpetually stay in power. This is a strong indication that you're not over 30-years old and again, still easily inflamed by the passion of the masses. Neither Obama, Biden, or Trump have ever had plans to become dictators.

Hopefully you mature past this ideologically-fueled phase you're in and you realize just what a political pawn you've allowed yourself to become.

Kamala just had an artist perform a song about her "fat pu#sy" and twerked on stage at her fundraising event.

Ladies and gentlemen, I present to you the party that will restore decency in America.

I wish you the best. But you are wrong -- and blind.

complianceowl··on Lewis Lapham has died
LOL - You're a case and point example of exactly what I am talking about. And bud, I never mentioned a political party -- but it sure looks like I struck a nerve somewhere with you.

But it looks like the limits of your comprehension and ability to dialogue in an objective manner have been met.

Ideology is a hell of a drug.

complianceowl··on Lewis Lapham has died
I think a big problem we're facing is that there are competing definitions of what authoritarianism means. The Left says it's one thing, the Right says it's another. Even when politicians are confronted with the most concrete, indisputable facts on live television, they simply respond, "That's not true", and their "side", drowning in truth-averting ideology, responds with thunderous applause.

I do believe that FAFO moment is coming, but it's going to come as a surprise to the folks that distorted the definition of authoritarianism and employed it as a dishonest attack against everyone who simply disagreed with their opinion.

Cows aren't the problem. Large scale industrial mono-agriculture and meat processing are the problem.
complianceowl··on Hard work wins in business (a.k.a. it ain't just about luck)
This is a cynical, nihilist, and "loser" mentality. Tell that to my mom and dad who are immigrants, worked their tales off and are now millionaires. Tell that to my cousin who is also an immigrant and went from concrete laborer to owner of a concrete company. Tell that to one of my best friends -- also an immigrant, who started as a framer and is now has his own home building company.

Hard work works especially for those at the bottom. And if you're located in the USA and you have that perspective, then you are not well traveled or have never lived in a third world country. I have.

complianceowl··on Some colleges will soon charge $100k a year – how did this happen?
You mean like involve itself in housing by requiring the industry to grant a certain amount of home loans to make the "American Dream" a reality, thereby creating a housing market bubble, then when the bubble popped and tanked the economy, blamed it on the banks?
complianceowl··on Some colleges will soon charge $100k a year – how did this happen?
You can't say the market is bearing it when the college market is being sustained by government-backed funding via student loans. If the market were really bearing it, government's involvement would be minimal to non-existent.
complianceowl··on Some colleges will soon charge $100k a year – how did this happen?
Posing this question almost feels insulting. How did this happen? As with so many (not all) things that government gets involved with, Uncle Sam did it.

Why on God's green earth would colleges lower their prices when they have guaranteed funding via guaranteed student loans? If anyone could get a loan for a house, the same thing would happen to the housing market. Cough Cough...2008. Government placed quotas on the industry to make the "American Dream" a reality for everyone.

I get it. Government-backed student loans does indeed give opportunities for many less fortunate people. But does giving opportunities to the less fortunate, which is a much, much smaller percentage than those who are not in that category, justify making college unaffordable for the entire country? Keep in mind that most people fall into a middle category where they are not poor but still don't have enough for college and have to find a way.

And sure, call me a conspiracy theorist, but at the end of the day, the Government doesn't back student loans because they want to help. They do it because it serves their special interest groups.
