alper··on Why do commercial spaces sit vacant? (2025)
I'm in Berlin where there's a glut of offices which are all sitting empty. I'm living next to a top line historic renovation/office space and it took them 8-9 years to complete the renovation at probably an astronomical cost and now it's been sitting empty for a year or so.

This financial model is also the main reason why it's so hard to convert these buildings to residential. Somebody has to eat the markdown.

> lowering the rent would force a revaluation

Commercial leases are often for say 5+5 years, so once you lock it in, you know for sure what the property revenue is going to be for the next so many years. Your uncertainty equation has collapsed.

I think the main insight here is that commercial real estate is an entirely different animal than the residences that you may be used to.

You can apply this same reasoning to the "back to the office" pushes done on behalf of the institutional investors who have exposure to large commercial properties in inner cities. That too is a financial house of cards built on assumptions and vibes.

Given that we have 2+ in each high street in Berlin, it seems it's not that difficult.

Congratulations, you have just described high finance.

alper··on Why do commercial spaces sit vacant? (2025)
The whole goal is not to write off the value of the property which you have to do if you rent it for less money than initially planned. That's not that difficult to understand is it?
alper··on GPT‑NL: a sovereign language model for the Netherlands
Europe should have a sovereign model on its content and languages that is trained with renewable energy and published as open source.

This looks like a good step in that direction.

It's amazing and we should hope for more apps to be stewarded by a person like this.

I'm guessing this is not the first time this happened to them.

I use Ian's (Fast) Knot and that's good enough for me.

alper··on DaVinci Resolve 21
I felt that FCP was underpowered for compositing and grading so I switched from paid FPC to unpaid Resolve. But I don't really edit that much. Resolve is good enough for me for now.
alper··on Learn SQL Once, Use It for 30 Years
One of the best things that happened to me is my boss giving me a crash course in advanced SQL at my first job. In the database we used at work, he gave me increasingly difficult questions to answer with queries.

It was a great foundation and has served me well to this day.

The people doing the complaining are usually not the people doing real work in these tools. You can always find some loud voices somewhere.

Passkeys are not going to fix this. The only thing that will fix this is some kind of notarization backed identity that people can go to as a recourse.

The EU Should force them to do this.

For all the academic interest the language has, it seems very few of those people want to do anything foundational to make the language more ergonomic and more relevant.

I'd expect political escalation for something like this but given that this is Germany, who knows.
alper··on DNSSEC disruption affecting .de domains – Resolved
Given how amateurish German IT operations is, there is no guarantee whatsoever there will be a post-mortem nor whether it then will make it out under 3-6 months with all the necessary approvals.

alper··on The 'Hidden' Costs of Great Abstractions
> that highly paid programmers in the US also brought in a ton of profit

In Germany for instance I've seen many a company that treated their programmers as a cost center and they actually were (probably a mutually reinforcing self-fulfilling prophecy).

Too many instances of programmers being deployed in such a way that I couldn't possibly see a way that they would get back even that meagre investment that was being made. Fully irrational dev teams doing useless busy work.

Most German "startups" used to be replaceable with Zapier and Pipedrive. That has probably only gotten worse with the advent of LLMs.

alper··on The 'Hidden' Costs of Great Abstractions
Premature abstraction is the root of all evil.
alper··on Monad Tutorials Timeline
I've read more than my fair share of these tutorials, and I'd like to be proven wrong here but I don't think I've ever seen one that explains what the point of these functional constructs (similarly with Applicative etc.) is.

"You can do IO now." So what? I could do IO before that as well.

Very rarely are practical explanations discussed. Even if they are discussed, the treatment is shallow and useless.

alper··on HashiCorp co-founder says GitHub 'no longer a place for serious work'
The entrenchment here is ridiculous. The average software engineer does not care at all about their vcs or their forge and their knowledge of both is extremely shallow.

For the people who want to do their work and get on with their life, it does not really matter that much.

alper··on Ghostty is leaving GitHub
The same thing happened to Twitter. All the online properties we used will be gutted and sunsetted eventually. The only thing we can do is move on and slash and burn a new pasture.

18 years is a good run as far as these things go.
