Im in Canada. Very few 'mom and pop' investors make an LLC for RE investment here. Thats more an American thing.

I pay a ton of property taxes. About 1500 a month but its all deductible against rental income except for my primary dwelling.

And Ill pay a lot in taxes when I sell the rental houses. My primary dwelling is tax exempt for capital gains but the rest are taxed at 50% of the gain. Eg. If I bought for 300,000 and sold for 400,000 then 50% of the 100,000 is taxable. So if I made 100,000 that year then my new income is 150,000 and that will be taxed at about 36% so Id pay 54,000 in taxes that year instead of 36,000.

Im one of those 'greedy' old farts who owns more than one home. We have one for ourselves and 5 rentals. Im starting to agree with those who are feeling priced out of the market. What would make me stop buying homes? A graduated tax would.

If there were no sales tax on the first two, and then 15% tax on the third, 25% tax on the 4th, and going up by 10% for each subsequent house, it would definitely make me quit buying likely by the 3rd or maybe the 4th house. Too expensive after that.

Then that money could go half to the gov, and half to subsidizing first time homeowners by giving them no interest loans for downpayments, or even grants if they qualify at a low enough income. I wouldnt object to that - real estate has been good to me, I think it would be fine if my taxes were helping others to start out.

The buyer's realtor is supposed to be working in the buyer's best interest and getting the lowest price possible. In reality it doesn't often work that way, especially when the buyer and seller realtors know each other. I just bought a house and both realtors ended up being from the same office, and are good friends. Do I honestly think I got the best price? Not likely.

I think that was the point. There are many markets that are overheated and it was time to turn down the temperature. 5% should help. (We lived through 18% in the 80's. This is barely tapping the brakes.)

Not so much where the jobs are, but where there is already a community of their own people. We have lots of jobs out west (that fact goes unrecognized by ON and QC) but hardly any immigrants in comparison to cities like Toronto.

Very true. The same house I just sold in Calgary for 400k is worth 1.2M in Vancouver and area. Which is why there is so much money coming from Vancouver and the GTA to Calgary and Alberta.

No, not worried, but probably because as an older people we've been through this before. As kids we lived through the Cold War and had nuclear missile drills in school. I did a school project on how to build and stock an underground bomb shelter. Nuclear annihilation seemed imminent and the threat seemed very real.

Here we are 50 years later and the threat seems LESS real because there are so many ways to send a message to Russia without using weaponry. A lot of this war will be 'fought' on social media as well as legacy media. So much easier to rally and organize people and set up citizen constructed defences. There are sanctions, banking seizures, asset freezing, refusal of services, air space restrictions, punting ambassadors, sending citizens back to Russia... its not like Putin hasnt already gotten the message that this war is a bad idea.

Enoughism. The world needs more of that. So many want to point to killing the oil fields or driving electric cars or solar panels as the antidote to global warming. But if billions of us would quit buying so many heavily packaged short lifespan products and be satisfied with enoughism, there would be a far greater impact than all those other 'cures' combined. But it's not a message that sells well. Literally.

Interesting read. Had no idea it took that long and that many steps to make the actual model for sale or that the scale is not perfect to the original.

More importantly, I regret giving up my collection of hundreds of Hot Wheels to my younger brother in the early 70s. Some of those cars are worth a pretty penny now, but most of all I would like to have them for nostalgia sake.

Fortunately there are now Muscle Machines die cast to scratch that itch.

And here's the truth about the 'average' prices in that article. They are heavily skewed by the high end houses, not the ones the average person buys. Ive owned there for 35 years and my two houses have always within 10k of the average price. Now, the average is 160k higher? That'll happen when the high end houses are selling for 10 million when we rarely had a house over 1 million a few years ago.

The top purple line shows single family homes which peaked at about 500k in 07, about 14 years ago. Now they are supposedly about 550k which is only a few percent rise per year. This is totally consistent with my own house values.

The CBC article says prices are up 9% from last year. It doesnt bother to mention that they aren't much different than 14 years ago.

Edit: I recall about 10 years ago when someone built a house in a nice part of Calgary that was over 3M and people were surprised there was a house that expensive. A quick check shows there are several homes for sale over 10M now and there are over fifty at 3M and up. The high end stuff keeps rising astronomically.

Meh. 5 years ago my house in Calgary was worth 380k. I just sold it for 385k. It might have gone up to 400k if I had waited a bit.

Its not 'bubbling' everywhere - just the meccas of Toronto and Vancouver and their bedroom communities are going nuts. Move to western Canada and prices are still very reasonable.

And once again, for about the 20th time, we are told there is a "Canadian" real estate bubble where in fact, there is a Toronto and Vancouver bubble and surrounding bedroom communities.

I know they dont care much, but theres an entire country outside of those two metropolis but welcome to western Canada, where you can buy a very decent 3 bedroom home in Calgary for 400k and and only have to save up for 2.5 years.

Very reasonable indeed.

Very curious how this would apply to cooking with propane. We're out it in the country so trenching in natural gas lines is prohibitive so the stove, furnace and dryer all run on propane which is considerably more refined than natural gas, which is its raw source.

Well, the "kickback from an unscrupulous auto body shop, which then submits wildly inflated repair fees to an insurance company" part definitely makes sense.

I do autobody and have painted my own cars in the past. Total cost for basic materials for an entire car is less than $600, depending on type of paint, color and finish.

But earlier this year my truck tapped, quite literally TAPPED the back of an SUV when it rolled three feet forward from its parked position. The SUV owner and I had to look several times, and wipe off dirt and dust to see a 2 inch crack in the paint in the hatch.

Total repair bill? $1800 for that damn 2" crack! It's robbery and there's no way it should cost that, but that was a 'discount' rate. I could've painted his entire SUV three times for that price!

The autobody industry is out of control and insurance claims are often ridiculously inflated.
