The problem with having everyone rely on gains from home appreciation is that it doesn’t continue to work over time.

Yesterday’s home appreciation is today’s price increase for new home buyers. In most places in the US, home prices have far outpaced inflation for several decades now.

It seems silly to even be arguing about whether or not it’s deserved when we already know that it’s not remotely sustainable.
