The exurbs are where people are moving

I have been calling them the exoburbs for years! The rise of work from home, solar, starlink, remote education, etc etc are just accelerating this trend. You see it in booming lakeside communities and remote islands where people's vacation homes are turning into their home homes. Hopefully this won't destroy the city core for several generations like the rise of the suburb did post WWII. I really hope the outcome turns out to be building many new smaller communities instead of building even more disconnected ones.

Cities with housing shortages could buy their way out of the problem by investing in better commuter rail/regional rail systems to knit the exurbs to the city. There's a vast amount of underdeveloped real estate out in the exurb zones.

Exurbs don't want the people who live in the cities to come to them. That's the whole point of the exurbs. Everything about housing in the US is about getting as far away from the bottom quintile while remaining within the law.

I’m not so sure. There is a Metra light rail line that runs from downtown Chicago to Harvard, Illinois, which is almost as far out as Rockford. From a glance at the real estate info that far out, and ridership stats, it doesn’t appear to be moving the needle.

Real estate is always location.

Metra is heavy rail, btw.

They are extending one of the lines (not that one) all the way to Rockford. Harvard is one of the exceptions to the rule in that the zoning is intentionally preventing density near the station.

Metra’s non-rush hour ridership on most lines is actually higher than pre-Covid, and they are in the second year of their reconfigured fares/schedule that no longer assumes that everyone wants to go downtown. Time will tell if that is successful but it appears to be working out. They run fewer rush hour trains; the ones they do run are usually very crowded. They are running more off-peak trains in an attempt to build the ridership up.

If you want to look at an interesting experiment, check out the Elburn stop on the UP-W line. The town has blocked car access to the station and made it pedestrian/bikes only. To get to the station by car, you have to drive a big loop out of the town and come in via an access road from behind.

Appreciate the correction and the ground truth, I’ll have to drive the Elburn station when I’m in the area again.
