A few ideas from my perspective as a central coast citizen. Neutering the coastal commission isnt gonna getting anything built. The value of the land along the coast dictates what gets built. It is mostly privately owned and aint no one gonna put up millions to build the low income housing people think is going to happen. Second, high density buildings ... I get it, its efficient, but I, and most people I know, dont live near the coast so I can be stacked among a bunch of other people with no privacy or yard to myself. San Jose and Sacramento can build those monstrosities but not every small city in California wants or needs a dozen dozen story buildings. High density isnt the answer to NIMBYism or anything other than addressing real local needs. If it were the answer we could build soviet style tenements all up and down the 5 but we arent doing that because it isnt the answer. Finally, cars. Cars, cars, cars ... people want to drive their own personal space around and feel free to leave it sitting along the road whenever they find a destination. Higher density isnt going to allow for cars nor is rapidly expanding small cities with ADU's and townhomes. Transportation in Cali needs addressed yesterday.
Try to not require sprinkler systems for every single family home...it's absurd.
