This applies to both commercial and residential leases.
I feel for the San Francisco landlord that has to deal with Elon intentionally not paying the rent. Now they have to spend a ton on legal fees, continue to provide mandatory services, all the while workers are continuing to use the facilities for "free".
By the way, first Elon skipped on paying 3 months of salary for laid off workers. Next, he stopped paying for services like janitors and toilet paper. Now he's stopped paying rent completely. His most obvious next step is to stop paying Twitter employees. If I'm working at Twitter, I'd be hellbent on finding a new job ASAP.
In Singapore it's not legal to evict a tenant the way you suggest, and I suspect that the police will not be interested as this is a civil matter.
